Ok, Ok, ... I know you've been wondering. Here are the different ways we can do this. I've been in the House Buying & Selling business for 29 years so, I can structure the Terms many ways to help you with your specific situation.
Value - What's it Worth ?
The true value of something is the price a Seller agrees to sell and a Buyer agrees to buy and they close the transaction.
Discount Price !
I have an appraisal for $715,000 ( $212.40 / Ft ) dated 11-2006, which, was pretty much at the height of the Market. Considering the Market we're in now, I've discounted it by a Full 20% or a Full Discount of $143,000 to the ... Owner Finance Asking Price of $572,000. ( $169.93 / Ft. )
Value Considerations About The 2.76 Acres
For The # Cruncher In Your Family
Before I tell ya about the terms, etc, let's consider a few things about the Present Value and the Future Potential Value of the Land, the 2.76 Acres this Home sits on. ...
The New Residential Developement to the East consist of Nine ( 9 ) 1/2 Acre Lots. They're asking $200,000 to $225,000 just for a Lot ! ... I don't know if they'll get it but, I know the Developer and he is no dummy ! And ... this "IS" Southlake, we're talkin about ! ...
By the way, did you know Southlake is Nationally Ranked as the Richest City in America ( Star-Telegram & Forbes, Dec., 2008 ) ... Google "southlake richest city" to read about it. It seems Everybody wants to live in Southlake ! ... They do have Great Schools !
Back to the Lots; ... Even if they got $175,000, that's for a 1/2 Acre, a tad over $8 Bucks a Foot ! ... So, to get a feel for the possible Value Per Acre of the 2.76 Acres, ... let's cut the $175,000 in half to $87,500 for a 1/2 Acre and that would equal $175,000 for a Full Acre.
The SF of an Acre is 43,560 SF ( just remember 7-11 for future ref. ). So, if we multiply 2.76 Acres x $175,000 / Ac = $483,000 ... or $4 Bucks a Foot, just for the Land.
Use $60.00 / Ft. to estimate the Value of the House, not including the Land, which, it would cost way more than $60.00 / Ft. to build pretty much anything these days ! ...
But, let's use it anyway. ... $60.00 x 3366 SF = $201,960. Add this to the $483,000 for the Land and that equals $684,960. Based on the assumptions used above to calculate possible Value, which, in my opinion, are conservative, we can reasonably see that $572,000 is a fair Asking Price.
If you talk to anyone in the Real Estate business, in Southlake, they'll agree that Southlake is only going up in Value. Check out the City of Southlake's Master Plan ... www.cityofsouthlake.com
Aside from all this stuff above, you're more than welcome to get your own Appraisal.
